Curious to know more about home ownership right now this very second?

Read below for the top reasons people say they can’t buy a home and why they might be wrong.

Don’t Let These 5 Fears Keep You From Home Ownership

  • I can’t afford a home

You don’t need to live on hot dogs and beans to buy a home.  Affordable loan programs for first-time home buyers with down payment assistance are available.  A mortgage loan officer can show you how much you can afford.  You might find that you can actually own for less than the monthly rent payment you are making now.

Or try this excellent Rent vs. Buy calculator put out by the New York Times.

  • I can’t buy a home I’d want to live in

Although the current economic climate in Connecticut is scary right now, home values in CT are excellent.  Lots of existing homes available for sale in Connecticut have been significantly improved by their owners.  Many homes have more invested in them than their sellers will get back.  For buyers it’s a great opportunity!

  • Home repair costs are too high

Even if there is an issue like a leaking pipe or a bad roof, you can protect yourself by hiring a home inspection company to advise you about potential repair costs. The home inspection report can be used as leverage in your negotiation with the seller to lower the purchase price.

  • I might pay too much for a home

No one wants to pay too much.  A good buyer agent will know how much a house is worth regardless of the asking price.  He or she knows the inventory and can advise you on how much is too much.  With a comparative market analysis of recently sold homes your realtor should be able to determine a home’s value to within a few percent.

  • Renting a home is safer than buying a home

Renting is a nice option for those who aren’t planning to stay very long in a particular location. However, rent can go up whereas a mortgage amount stays the same. Renters don’t get a mortgage interest deduction or a property tax deduction on their income taxes.  The benefits of home ownership outweigh the risks as long as you stay in one place for two years or more.

Stop by our seminar and we can discuss all of the above!
