			<content:encoded><![CDATA[<h4>Be Sure to have a Mortgage Contingency Date with a Reasonable Time Frame</h4>
<p><a href="http://realtyquest.com/files/2012/05/DSC_00531.jpg"><img class="alignleft size-full wp-image-5130" title="Home in Darien, CT " src="http://realtyquest.com/files/2012/05/DSC_00531.jpg" alt="Home in Darien, CT " width="200" height="200" /></a>When going to contract on a new home purchase, it is typical and customary to have a mortgage contingency clause included. The mortgage contingency clause protects the buyer by giving them time to get a mortgage approval in place, and if the mortgage is denied, the buyer is not legally obligated to proceed with the purchase and is entitled to a refund of deposits left to date. It also serves to protect the seller, because if the buyer does not obtain the mortgage approval by the contingency date, the sellers have the right to withdraw from the contract and keep the home on the market or go with the next offer. Some buyers who think they will have no problem getting a mortgage may decide to waive their mortgage contingency protection in a highly competitive bidding scenario, thinking it makes their offer stronger. I strongly recommend against this tactic unless you are prepared to pay cash for the home.</p>
<p>The standard time frame for the mortgage contingency date is typically thirty days from the date all parties sign the contract. Thirty days should be a reasonable amount of time, but it is important to check with your loan officer to get a realistic time frame as to how long the underwriting and appraisal process will take. Some lenders may take longer than thirty days depending on staff constraints and application volume. It will be important to make sure the lender is on target to deliver the approval or Commitment Letter by the contingency date. It is equally important that if the lender requests documentation, that the documentation is submitted right after the request so as not to hold up the process. If it appears more time may be needed as the contingency date draws near, it is important to determine realistically how much more time will be needed so the buyer’s attorney can ask for the appropriate extension. Asking for a few days or a week is not usually a problem. What should be avoided is asking for more than a week or having to ask for a second extension. Be sure to coordinate with your loan officer, realtor and your attorney so that all is on target. A mortgage contingency clause is a good thing and can help to relieve the stress and uncertainty of applying for a mortgage. But it is important to keep the transaction on track to meet the contingency date.</p>

I learned my dear friend and RealtyQuest associate, Karen Reilly, had passed away after a 15 year battle with breast cancer.</p>
<p>Karen’s indomitable strength and courage was like no other cancer victim I have ever seen. For as long as I have known her, she struggled with her illness with recurrences, remissions, and probably every clinical treatment in the book.</p>
<p>At no time did anyone ever see that suffering. Rather what we saw was a vibrant, gracious, and oh so funny Karen…. a wonderful, warm, giving human being who cared for and about others.</p>
<p>She never wanted to be defined by her illness; rather it was just the opposite. She was always the life of any party and lit up every room she entered.</p>
<p>Karen was a loving wife, mother, aunt, friend and colleague to many. She was the type of person you wanted to be with. She and I partied together, traveled together, and worked together. I was her mentor in her real estate career, and she conducted herself with integrity, honesty, and true professionalism.</p>
<p>When she informed me a few weeks back that her situation was grave, she was worried not about herself but her clients and made it very clear to me that I was to carry on for her …. and with specific instructions for her clients. The fact that someone so ill was worrying about her clients tells you a lot about the type of person she was.</p>
<p>Karen was only 54 years old and was such a force in the lives of so many. Her wake was attended by hundreds, and the church was packed with funeral attendees mourning her passing.</p>
<p>I had her sign up on Activerain late last year, and she had full intentions of getting into blogging. However, her free time was many times sucked up by going for treatments and recovering instead of taking on new responsibilities. We had just talked about her Activerain blogging only a short month ago, and she said she had to get to that as soon as she got through this last bout.</p>
<p>It never came to pass. Instead we lost Karen to an insidious disease. The void she has left for all of us who loved her will never be filled. Rather we are grateful to have known such a special individual and will remember her fondly for her legacy of compassion, kindness, humor and love.</p>
<p>Karen will forever be in our hearts.</p>

This is an increase of  7 sales since <a href="http://realtyquest.com/2012/04/01/rowayton-ct-real-estate-sales-report-february-2012/"> last month</a>, and an increase of 3 sales from <a href="http://realtyquest.com/2011/04/15/rowayton-sales-report-march-2011/"> March of 2011</a>.</p>
<p>The statistics show mixed results, as the average and median sale prices are higher than last year (see chart below), but the market time (days on market), is longer.</p>
