I have been traveling for the past month throughout Florida enjoying the sunny warm weather. As I go about, I keep thinking how important our realty relationship has been….providing, in fact, the funds for a long winter sojourn. I am most appreciative of your accomplishing with diligence and true professionalism the short sale of my Woodbine Road property in Rowayton, CT. As we both know, it was no easy task, on your part, to find a buyer appropriate to the two mortgage banks; what with loans totaling approximately $635,000. Your constant efforts did, in fact, produce a most qualified buyer as well as your helping to convince the banks to accept a final offer of $400,000 without any adverse consequences to me. Not only was I able to be rid of the enormous debt, but with your urging and assistance, I received a check in the amount of $14,000 for your producing said buyer. Wow. Who would have believed it!!

In a market this lousy you sold my mothers home in just two months. Your expert pricing and commission guidance played a big part in our selling at only $9,000 less than asking.
We both know that this is a buyer’s market and most offers begin with 20% and more below asking price. The property was not exceptional or special in any way – just five rooms and one bath. However, your advice on presentation went right down to putting some posies on the front steps and leaving the interior pretty much as it was because you liked my mothers decorating style.
You arranged two open houses following through with the second despite two offers received. I think another agent would have cancelled the second showing and spent the weekend with their family instead.
You really made us feel you were our exclusive and dedicated agent. You were available and on top of everything throughout the journey. You were responsive to the buyer in all matters and you gently prodded the closing attorneys when it was needed to meet the buyer’s schedule.

Selling our mom’s house after she passed away was not something we looked forward to doing, but we knew it had to be done.
